Lake Oswego asks more of an installer than most of the metro. The housing stock runs older and taller, the pitches are steeper, and a lot of properties sit under mature Douglas firs that drop debris into gutters all season. None of that is a problem, but it is the reason we quote in person here rather than off a satellite image alone.

First Addition in particular is full of homes where the roofline has real character, dormers, bays, varied eave heights. Those take longer to measure and longer to hang, and they look considerably better than a straight run when they are done right.

If your neighborhood or HOA has guidelines about install dates, light color, or how long displays can stay up, tell us at the quote and we will build the schedule around them. We would rather know in October than hear about it in December.

A bulb goes out in the middle of December and that is our problem to fix, not yours to notice and chase us about. That is the whole promise, and it is why most of our work comes off the same streets twice.

Do you work with Lake Oswego HOAs?
Regularly. Send us any guidelines on timing, color, or takedown dates when you request a quote and we will work to them. We also handle entrance features and common areas for HOA boards directly.
How do you price a Lake Oswego install?
Every house is quoted individually, because it comes down to roofline footage, how many stories, and how much of the property you want lit. What does not change is what the number covers: bulbs, wire, clips, the install, repairs during the season, takedown and storage. No charge for the estimate, and no deposit until you have seen the figure.
When should I book?
September or October. We install in the order deposits come in and the November calendar generally fills before Halloween. Booking in October also gets you the early-season discount.
Do I have to buy the lights?
No. We own the bulbs, socket wire and clips and they are included in your seasonal price. They come back to our shop in January, so you are not storing tubs of lights in the garage either.
Will this damage my roof or gutters?
No. Everything hangs on plastic clips made for shingle edges and gutter lips. We do not staple, nail or drill into fascia, and nothing stays on the house after takedown.
Which parts of Lake Oswego do you cover?
All of it, including First Addition, Lake Grove, Mountain Park, Forest Highlands, Palisades and Westlake, plus the surrounding Clackamas County areas. If you are just outside the city line, ask anyway.
